


WHAT IS THE FOUR BOOTS BATH HOUSE?
The Four Boots Bath House is your personal bath house oasis in Far West Texas. Designed to provide weary travelers with a luxurious respite from the extremes of the Chihuahuan Desert, the Four Boots Bath House is conveniently located in downtown Marfa, TX and is within walking distance to many local attractions, restaurants, bars, art galleries, and more.

The Four Boots Bath House does not allow pets at this time.
HOW DID THE FOUR BOOTS BATH HOUSE COME TO EXIST?
The property was originally developed with permits to be a primary dwelling for the owners. When the project was over half completed, neighboring property owners, who didn't like the development, hired two law firms with the ultimate aim of having the construction demolished. After investigating the validity of the neighbors' claim, it seemed the City of Marfa had inadvertently improperly issued the original building permits, because the property was located in a Commercial District, and the permit was for residential use by the owners. The owners had no idea their permits were out of compliance because the ordinances and zoning maps were not available online at the time and the owners had relied solely on the City staff when they applied for and received their construction permits.
The City of Marfa's Planning and Zoning Ordinance has extremely flexible requirements when it comes to development of property for Commercial use; residential property development in those districts is much harder. This is not unique to Marfa. Rezoning of historically minority and low-income residential neighborhoods into Commercial Districts was common throughout the country in the past, and efforts to amend the regulations in Marfa have repeatedly failed. Many long-time residents in Marfa weren't even aware that their homes had been rezoned many years earlier until the Four Boots Bath House neon sign was erected. While the property owners in this case had no choice but to abandon their plans for their home, they hope the Four Boots Bath House can serve as an example and lead the way toward Marfa adopting less exclusionary housing policy in the future.
